MOISTURE |
 |
The average house produces as
many as 20 gallons of moisture each week. While some moisture
is good, too much can be damaging to the house. It is important
to have adequate ventilation to release excess moisture, particularily
in the winter when windows are closed. Dryer vents, bathroom
vents and range hoods all help eliminate moisture and should
be kept clean and unobstructed. They should allow moisture to
exit outside and never to the attic area. |

TOILETS |
 |
Can you make
your toilet rock back and forth while sitting on it? If so, you
may have a flood hazard waiting to happen. Check to be sure the
bolts are tight on either side of the toilet. If they are and
the toilet still rocks, you probably need to replace the wax
seal ring located between the toilet and the floor. A new seal
ring costs about $5.00 and can save hundreds of dollars in flood
damage to the bathroom and the ceiling below it. |

WATER HEATERS |
 |
A hot water heater
should be drained every few months in order to remove mineral
and rust build-up from the bottom of the tank. If you haven't
done this in a number of years, you may not want to start now
since built up rust and mineral deposits my make it difficult
to reseat the drain. A decrease in hot water temperature or volume
can indicate a failing heating element. A popping sound inside
the tank may indicate pending tank failure. |

CIRCUIT BREAKERS |
 |
Circuit breaker
switches should be exercised at least once each year. To do this
simply flip the swithces from on to off and then back to on.
(Of course, make sure no appliances are running at the time).
This will limit corrosive build-up on the contacts and help prevent
breaker malfunctions. You should also test your GFI circuits
by pressing the "test" and then the "reset"
buttons to insure that they are working properly. |
